THE GOOD, THE BAD, THE UGLY: GOOD: Excellent reference from current landlord/building manager Excellent personal references Clean criminal background check, never been late on a rent payment and can show a bank statement confirming that. I have a guarantor if needed. I have first & last months deposit available. BAD & UGLY: I got divorced last year. My credit score suffered (it’s 590). My T4 from last year would not be sufficient. I do not have 3-6 months of consistent pay stubs to show as I am casual status with SJHC. I do earn a cash income from pet care. I do not have references for rental outside of my current landlord as I lived with my parents prior to moving in with my ex spouse who owned our home. My budget is $1400-$1600 max.
