The house was completely re-wired to current electrical code and a 200 amp service installed. All copper plumbing was removed and replaced and updated to Pex throughout. A new water well was drilled and a new septic professionally installed. The well is in a rock chasm 150ft down and has been extensively tested and is excellent quality water, volume and recovery. In 2014 the heating system was completely replaced with an outdoor wood boiler and a brand new propane furnace with large capacity Propane tank. Propane is plumbed in to the BBQ, living room fireplace , backup generator and the cooktop in the kitchen. Propane furnace is sized to the house and can be primary heat if that is your choice. Hot water is free in the winter if you run the wood boiler as it runs off a heat exchanger. Summer hot water comes from a 60gallon electric tank installed in 2015. The house is backed up by a professionally plumbed and wired 5000 watt Yamaha propane generator and will run for days with the large propane tank on site. Backup panel runs the wood boiler pumps, furnace, fridge, freezer and one spare socket.

The kitchen, lets talk about the kitchen! This island style kitchen was completely gutted and professionally renovated by a local contractor in 2010. A very open and inviting space, the kitchen cupboards are all KitchenCraft with birch doors. We often get compliments about it being a “Chef’s dream kitchen” and has to be seen to be truly appreciated. The kitchen is very well lit with accent lighting in the cupboards. Highlights are Silstone countertops, porcelain farmhouse sink, double wall oven, commercial oven hood over the six burner cooktop. The double wall oven, warming drawer, cooktop and fridge are stainless steel Dacor brand from the 2010 renovation with the dishwasher being Akso from 2017 and a new Danby bar fridge in 2019. The upstairs has custom made doors from the old barn that was on the property, the main floor has fresh hickory engineered hardwood throughout and the basement has a great family/TV room with pool table and outdoor hot tub ready to go. Timothy ski hill that is open year round for skiing, mountain biking with a licenced restaurant. 25 minutes to 100 mile house gets you most everything you need, and if you need a Canadian Tire or Walmart then Williams lake is a short 50 minute drive.
