I'll begin by telling you why we are selling this absolutely incredible home. My wife, children and I have been bitten by the urge to travel and have intentions of moving on to a sailboat to sail the deep blue seas. HOUSE AND PEACE OF MIND FOR SALE $58,000
The cost of living never got so easy! Monthly costs for running this house are a staggeringly low $219.48 a month (see attached photo). With a yearly $1016.48 for property taxes. Pretty hard to beat that! Situated in the town of Lemberg, this two bedroom/one bathroom house with all its contents is a dream come true for some lucky home owner. Shopping, banking, schools, and entertainment are all close at hand in this happy little town. The great thing about small town living?...everything is within walking distance including the bus depot for trips to everywhere else.

Situated on a 50' x 150' lot surrounded by a 9' hedge on two sides, fence opposite and open to the alley way, with a 16' x 24' detached garage with power, a 4' x 8' insulated and double glazed greenhouse (very cozy on a sunny January afternoon for just lazing about with a book) and a 176sq/ft 15' geodesic greenhouse with a 1000 liter insulated tank inside (ready for aquaponics or even as a pond to cool off on a summer day). A large well established organic garden (12hp tiller included) the property sports a thriving assortment of perennials including rhubarb, two Nanking cherry trees, established raspberry patch, ever bearing strawberries, succulent asparagus, onions, chives, and edible day lilies (nice orange addition to a salad). In 2015 we pulled a staggering 400lbs of tomatoes from the garden along with all the regular garden favorites: peppers, beans, lettuces, ect.

Loaded with all the gear you'll need (including the kitchen sink. haha) a large counter top provides ample working surface with plenty of cupboards to house everything. Standards like a fridge and stove as well as a standalone magnetic induction cook top, microwave, and plenty of pots and pans (see attached list) also included in this kitchen is a black granite slab 12"x18"x3" for thawing food, pastry making, or candy making.
Included are all of my tools (extensive) 48" atlas metal lathe w/everything for example (see attached list). We like to quip "if it's not already in this house, you probably don't need it!"
Everything in this house functions well and is easily maintained from the plumbing, to the high efficiency furnace installed just a few short years ago at a cost to us of $4000. A 100amp service meets all the needs. A solid foundation, water tight roof and windows and good gutters that pull the rain away from the house make this a house free from worries. We had considered repainting the already nicely painted interior but figure that's the first thing we'd do when moving into a new house to suit our own colour scheme, so we leave it up to you, the new owner, as its already in quite good shape. A LITTLE ABOUT THE TOWN: ( Email I had sent to describe the town )
The roads are well maintained here in Lemberg and this past winter was frankly superb (not sure if I should be happy about global warming or not? j/k). We have found that the weather here on the whole is rather mild; I think largely in part that a few miles away we have the Qu’Appelle valley system that seems to regulate any type of weather front. There are two banks here in town a Conexus credit union and a Royal bank. Doctors are various from a fifteen minute drive to Balcarres or half hour to Melville where you'd find just about everything not already here in Lemberg. Theatre, shopping ect. If you wish an even larger center, there is Yorkton about 50 minutes away where there is everything you'd find in a capital city like Regina which is approx an hour and fifteen away. To give you an idea how easy it is to get around here I can tell you that neither my husband nor I drive, yet for the last 12 years we have comfortably raised three children here, two of whom were born here in Saskatchewan. There is also a bus system that picks up here in town and will take you just about anywhere in Canada if you choose. Lemberg itself has a recreation hall where you can bowl, play billiards, workout in their gym, or visit the library for which you can order in any movie in the province via inter library loans at no charge, there is the new addition of the skating rink and curling rinks. Have a lumber/hardware store in town, a grocery store, Chinese food restaurant and hotel/tavern for night life, not only that but a music venue that often brings in various acts from comedians to up and coming bands of all sorts. There is a fire station, high school, a couple hair salons, insurance broker, two gas stations, one with a qualified garage, and a body shop should you need it. We also have a Canada post outlet. haha as I list all this off I almost think I shouldn't move after all...j/k. to give you a feel for this town let me explain a bit about it...this upcoming Tuesday the local Lions club will be hosting a free hotdog/hamburger lunch just because, last weekend our library had a meet and greet book sale and craft market. Every year there are culture shock plays for the community as well as local drama put on by the local high school (good for a laugh), bowling league and billiard events in the rec. center. It is a very proud town with local champions in their football division. Two weekends from now there will be the fifth annual classic automobile show along Main Street with a fly-in breakfast where you can take flight in a small airplane from our local landing strip, worth checking out. All said and done this is a town among towns as far as community is concerned. Also note high speed internet is available as is cable TV.
