Description
Experience the country setting in an energy efficient house with an elegant view. This 160 acre home quarter is just minutes from Strasbourg and under an hour to Regina.

This well maintained 1,512 sq ft R2000 RTM house was built in 1980 by D & D out of Saskatoon. The house and wood basement are in good condition and were built with one foot thick walls (concrete foundation). The house is remarkably air tight and has been maintained with the proper ventilation. Shingles appear to be in good condition. All appliances will be included in this sale, including an upright freezer and extra fridge in the basement.

The open concept main floor boasts a large kitchen/dining room and good sized living room. Both have large windows for an incredible view of the Last Mountain Touchwood Hills to the East. There’s triple pane windows, some PVC and some wood. Three good sized bedrooms, 1 1/2 bathrooms and a utility room with sink, washer & dryer are also on the main floor. There’s a vast amount of closet space throughout the house.

The full finished basement has a large rec room (piano can be included), with a wood stove to sooth your soul. There’s also a fourth bedroom, office, additional room and utility room that is plumbed and ready for a 3rd bathroom. The basement has ample storage and includes a central vac, 100 amp panel, a new 184 L electric water heater and a recent well pressure tank & water softener.

Heating is via electric hot water forced air heat and/or electric baseboard heaters. The high quality cast iron wood stove can provide most of the heat to vastly reduce your heating bill. An air to air heat exchanger provides proper ventilation.

The 560 sq ft deck is in fair condition, with a 168 sq ft enclosed screened sun room; no mosquitoes! This is where you enjoy your coffee, watching the sun rise over the hills on a peaceful morning.

A 24′ x 32′ (768 sq ft) unlined double garage, built in 2009 has a cement floor, 100 amp panel, PVC windows and two overhead doors; one 10′ x 10′ for large trucks or equipment and one 8′ high x 9′ wide. It’s in good condition and has plenty of room for a work bench or storage.

The mature yardsite is 3 acres and has a 30′ well that has never gone dry and a lagoon. Plenty of shelter is provided by poplars, caraganas, crab apple trees and some large evergreens to keep some colour throughout the winter.

An 80′ x 51′ (4,080 sq ft) steel quonset was built in 1980. It has a cement foundation, dirt floor & 50 amp panel. Plenty of room for equipment or toys. There is also a 1,400 bu hopper bottom bin, equipped for aeration. It’s currently plugged with lodged grain. A very large wood grain bin has been used for storage and is on a raised concrete foundation.

15 acres of pasture with 9′ high mesh wire fence that has multiple quadrants sectioned off, is perfect for livestock. 10′ high wood corrals/holding pens are accompanied by a metal handling facility and a hydraulic elk-rite squeeze.

A 4 acre adjoining parcel, that’s in pasture with high fence, will be included with this sale.

The remaining 132 acres are highly assessed cultivated crop production land, with gentle slopes, which includes 10 acres of wetlands and a dugout.

It’s only a five minute trip (5.4 miles or 8.7 km) to Strasbourg, so if you have children, they will have one of the shortest bus rides in the RM. There’s only 1.8 miles (2.9 km) of gravel so in three minutes you’re on Highway #20.

The village of Duval is 2 miles (3.3 km) away and Regina is 52 miles (84 km). The edge of Last Mountain Hills is only minutes away and Last Mountain Lake is about 20 minutes.
