This scenic 140 acre farm is ideally suited for horses or livestock with ample pasture including 56 acres of systemically tiled land for corn, grain, or hay production. An additional 84 acres of land could easily be cleared and tiled to increase the hay or grain growing capability.

Hardwood floors refinished.

This house uses approximately one tank of heating oil per year and is heated primarily with the wood stove. Wood is easily available from the bush lot or can be purchased locally. For the most part we use the wood off of the farm.

Convenient location for commuters - this farm is almost exactly one hour and 15 minutes from Ottawa AND Montreal.

The pasture is fenced and cross-fenced with 5-strand electric on the perimeter and double strand electric on the interior. There is a south facing pasture beside a cedar bush that makes ideal winter pasture for beef or dairy cows.

Cows must come for water into a well designed handling area that makes sorting, medicating, loading, and other production chores a breeze.

Lambing is done in the barn while a portion of the shop has been adapted to house open breeding ewes during the winter. There are also three south facing shelters with wooden feed troughs, one of which has been made coyote proof.

There is a small gravel pit and maple bush located on the south side of the farm as well as a small wetland that attracts a variety of wildlife. The forest is certified, and has been managed through benign neglect. There will be marketable timber within 15 years.

We practice sustainable farming. We have been maintaining our forests and wetland since purchasing the farm in 2002 and firmly believe that it is possible to have agriculture co-exist with the small wetland, and each prospers as they exist side by side.

Large 40 x 80 shop with a 12 x 24 heated section, allowing you to complete those projects in a warm work shop.

Barn is presently used for sheep production but is in very rough shape.

Deer and wild turkey are literally in your back yard every day.

There is a 10 Kw solar system earning approximately $12,000/year with 15 years remaining on contract. The contract is transferable.
