The main portion of the front original brick building was built in 1911 and consists of approx. 900SQ ft. with a basement. The addition was added on in approx. 1944.
The original main portion of the building was the Bawtinheimer & Sons Butcher shop.
The Building has housed various businesses including owners Mr. Mitchener and Mr. Barret (former Mayor) who was trained as a butcher in the 1920s.

I would like to construct a combination main floor with 2 boutique type shops approx. 500sq each with residential above perhaps offering the work and live opportunity.
My intentions are to keep the existing footprint and façade of the historical brick building (Rebuilding the structure because of engineering concern, reusing the materials)
Residential to be 2400sq footprint for each floor consisting of
2-1Bdrm suites-1 parking space each (2cnd floor)
1-2Bdrm penthouse suite-1.5 parking (3rd &4 th. floors)
3suites -3.5 stalls (under the 5 suites requiring no guest parking)
Main floor-dependant on use min 2- maximum 5 stalls
I have a total of 6 stalls -(total3.5) stalls for residential and one for each (total 2)main floor commercial

I would be asking for a relaxation for the incentive for redevelopment as across the street there is tandem parking, perhaps we could offer tandem parking in the front of shops.

The existing building is 0 metre metre Side Yard both sides
Both sides of the project are DC(13) but one side abuts a residential use.
The city advises me that on the one side only of the second floor of my proposed development that abuts the residential use, the 1.5 metre Side Yard rule would apply.
I have the support of the immediate neighbour in question .I also have the support from the Riverside Meadows Community Association and have letters from most of the surrounding community supporting this proposed development.
Perhaps the start of this boutique project could start to attract some pedestrian traffic as this use to be part of a historical walking tour
