Coves Estate is a magical place, in almost the same condition as it was when the Europeans and Africans first arrived in the 1500’s. It is a rugged landscape with streams and a waterfall; and has numerous trees and plants. It is ideal for resort development, housing, and/or as a private getaway for the elite seeking a very private retreat.

This is a very large piece of property (333 acres or 135 hectares), located in the parish of St. Mary on the north coast of Jamaica, about 25 miles (40 km) east of Ocho Rios. It has three brown-sand beaches sheltered by two prominent bluffs. The land slopes sharply from the Caribbean Sea into a range of low hills, flattening out farther inland. The slopes are covered with shrubbery and both hardwood and fruit trees, producing such exotic varieties of fruit such as sour-sop, guava, Otaheite apples, guinep and pimento (allspice). Public utilities — electricity, water, and telephone — are close to the southern boundary of the property.

Coves Estate has been owned by the Champangnie family for over a century, and as such has not been subjected to the slash-and-burn practices common to other holdings in Jamaica. It is steeped in history: Tacky was a warrior slave who attacked and captured all the estates between Highgate and Port Maria, and well as Fort Haldane on the coast in the late 1700’s. He then took refuge behind the waterfalls on the property that bear his name. Captain Henry Morgan made Foster’s Cove (or Salt Bay)—the focus of the property—his base for various forays onto the Spanish Main and the sacking of Panama through the late 1600’s. The remains of cannons on the property indicate its importance in Jamaica’s history.
