Description
The subject property contains an area of 2.28 hectares (5.63 acres). PID #’s 55093983 & 55172068. The property is zoned Integrated Development (ID). The present approval provides for a development of 120 dwelling units in multiple residential buildings subject to conditions to be determined by Common Council with respect to phasing and architectural design. With secondary access the development may be expanded to 276 dwelling units. Conceptual drawings submitted when the property was rezoned showed 4 four-storey buildings with underground parking for the subject area. The view of the harbour is a major asset to the project as well as its proximity to Harbour Passage, a focal point in the community. The Saint John Growth Strategy identified the development of the inner harbour as a central element of the strategy for growth.
A partnership arrangement will be considered for the development of a portion of the site.
