Quarter section / 159 acres of incredible land right along the East fenceline of Elk Island National Park on RR195. Once in a GENERATION opportunity!! This land was transferred to the Hudson Bay Company in 1885, then sold in 1937, and (besides one title transfer within a family in 2006) not sold again until I purchased it in 2010. Land in this area almost never comes on the market!

This land had never been developed prior to 2010 and is a pristine outdoor environment and terrain as found in Elk Island National Park. Rolling hills full of trees, brush, a creek, and hilltop lookouts over beautiful ponds. Many moose and deer, some elk, beavers, nesting trumpeter swans on the ponds, etc.

There was no access whatsoever into this land from the road prior to 2010, due to the creek in front and dense brush and trees. I have developed two approaches and sets of gates off of RR195. An incredible road/trail system makes this land easy to drive and walk the perimeter and many cross-trails within the property. Approx 5 km of trails within this property. Main roads/trails are approx 20-30 ft wide or more. Trail system can even be seen by satellite on Google Earth, as in attached photo. Can be used for pure recreational enjoyment to hike, mountain bike, camp, cross-country ski, quad or snowmobile, horseback riding, as a hunter's paradise, etc. The trail system would also make an excellent template for future roads as part of a subdivision development, or possible campground /RV park, etc. There is also a very large excavated pond (see photo) that is more than 20 ft deep in places. I never did get around to stocking it with trout. Many large trees could possibly be used for timber, or a nearly unlimited supply of firewood.

The south border of the property has a main access road going in approx 300-400 meters and gradually up to a hillside where there is a large plateau for an amazing building site to look out over the wonderful ponds and untouched countryside. See photos. No immediate neighbors, no buildings or powerlines to disturb the view. An extremely quiet and private oasis! The North boundary of the property has similar hillside views.

Located only 10 minutes from Elk Island National Park main south gates on Yellowhead highway, and 6-8 minutes north to the town of Lamont for convenience, hospital, rec facilities, school, etc. Also an easy commute for work in "upgrader alley" or Fort Saskatchewan. Land is located mid-way between Yellowhead Hwy 16 to the south and Hwy 15 through Lamont to the North. Also an easy getaway from Edmonton - approx 25-30 min from city limits and is only 62km from central Edmonton (University area) to the main gate at this land.

Power is only approx 1 mile away at a new home to the south and would be easy to bring to my property line along RR 195.
