1 hour drive north from Manzanillo airport or 3 hours drive south from Puero Vallarta ...direct flights from Canada.

I own a number of properties on the same stretch of Tenacatita beach, looking to make a possible trade for lake/river front cabin or cottage in Ontario. If you were to draw a triangle between Kingston, Barrie and Ottawa ... this is where I am looking. I'd rather find a property with some kind of structure grandfathered in, in order to be able to renovate, rather than starting from scratch with new building permit setbacks etc. Not important the condition.

I have 4 ocean-front lots each about 1000 sq metres, 18 to 22 metres beachfront depending on the lot, worth $100k usd each. I also have 4 second row lots, two of which are side by side, also about 1000 square metres, valued at $40k usd each. I will trade one or more of these lots for something in Ontario, of same value, where I'm looking to spend summers. I am not interested in any trade that needs financing on my part but I am willing to do some owner financing myself if need be.

The beach lots are all "ejido" properties, you own the rights to the properties, with 99 years leases, until titles become available at which point they would be transferred to you. Once titles are attainable these lots will quadruple in value. This could happen next month, next year or several years from now.

Barra de Navidad has cute little bars, many little grocery stores and taco stands as well as fine dining close by. The Grand Bay Resort (rated #1 in all of Mexico by the Travel Channel) is right across the lagoon. You can be decadent for the day lounging at the beach or a resort. You can enjoy whale and dolphin watching, boating, snorkeling, boogie boarding, surfing and of course sport fishing for marlin, sailfish, tuna, dorado (mahi) and all of the fun things the beaches of Mexico offer.
