Rock Point Realty is pleased to offer a 25% cash-back incentive for buyers. If you purchase a residential property through Rock Point Realty, we will pay you 25% of the commission we receive for representing you in the transaction. When the deal closes and the day you get the keys to your new home, Rock Point Realty will issue you a cheque equal to 25% of that commission.
This incentive offers a distinct advantage compared to the “7 and 3” formula that is used by many industry members. Under the “7 and 3” formula, the total commission payable on the sale of a property is 7% on the first $100,000 and 3% on the balance, which is then split between the seller’s brokerage and the buyer’s brokerage. As an example, if a property sells for $500,000 then the total commission payable would be $19,000 (plus GST), with the seller’s brokerage and buyer’s brokerage each receiving $9,500 (plus GST).
If Rock Point Realty represented you in the purchase of that $500,000 home, our 25% Cash-Back for Buyers Incentive means you would have received a cheque for 25% of our $9,500 commission, or $2,375.

Here are the details (this constitutes the “fine print”):
The 25% Cash-Back is only available to buyers who choose to have Rock Point Realty represent them in the purchase of their property and it is only payable once the transaction successfully closes and Rock Point Realty receives its commission as the buyer’s representative.
The amount payable to the buyer is 25% of whatever commission Rock Point Realty receives (not including GST). The commission to be paid to the buyer’s representative is determined by the seller of the property.
The 25% Cash-Back is available to buyers of individual residential properties, regardless of value. Even if the residential property is purchased for investment purposes, so long as it is a residential property it qualifies for the incentive.
Only one payment is made, regardless of the number of buyers. If there is more than one buyer, they must decide between themselves whether and how to split the one payment of 25% of our commission.
If Rock Point Realty also represents the seller of the property, then the 25% Cash Back is based only on the buying side commission (i.e. the commission payable to the buyer’s representative).
