We love to share with anyone who is looking for a quiet, nice, stress free affordable place to call home! Does this sound like you? If so read on…

HOW MANY PEOPLE 1 person per bedroom. We share our home with up to 3 people...no more than 3 bedrooms.

LANDLORD VS FAMILY HOME We are a family home. We do not run our home as a business. We are not listed with airbnb or a bed and breakfast sites. We have been sharing our home for 30 years. This one specifically since we bought it in 2001. We do not make a profit on income we receive from a housemate. Why? We are providing a lifestyle we believe in given our own personal experiences with trying to find a healthy, safe, affordable and nice place to call home where we did not have to sacrifice these important things in order to have an home. Now that we own our own home we decided to share it with others so what happened to us wouldn't happen to others. .We need to cover our expenses so we have come up with affordable rates. In September 2022 we increased but continue to stay affordable. We had not increased since 2001.

WHAT ARE OUR RATES We have different rates based on the private bedroom size you prefer. (Single Occupancy/1 person only).

Choose from one of these rates PER MONTH....ALL INCLUSIVE WITH NO LEASE.

What is your budget? We have: $450, $650, $700,, $750/per month with one at $800 depending if you are staying for one month while searching for other accommodations.

IT'S AFFORDABLE! Choose from the following. Remember we may have quite a few bedrooms but we limit it to 3 housemates at a time!

Although we have lots of bedrooms we only share with 1 to 3 people but you can choose your budget and bedroom.

Most people stay with us for years at a time with the flexibility to move easily.

We do not accept cash...EVER! We accept email transfers so we can keep track easily of payments and writing receipts. (This helps you too!). YES we give.

TWO TYPES OF STAYS 1. No Last Month Payment Option (Month to Month) 2. The Last Month Payment Option (First and Last Month)

Here's how it works....

1. No Last Month Payment Option (Month to Month): If you don't pay last month’s payment you pay an extra $50 to $100 per month. This offers you the flexibility to move when you want without planning ahead of time. No notice is required. You move at your leisure.

SO these are 2 examples...

a. If you would like a 1 Month Only Stay..... No problem! You do not pay last months payment. This is the "No Last Months Payment Option". We ask that you pay an additional $50 to $100/month to make up for the short stay. It's still affordable compared to airbnb, a motel and hotel stay and remember you don't have to worry about a lease here offering you an affordable stay without the commitment!

Here is an example for your payment...

If the rate is $450 per month and you would like to stay for only one month your rate will be $550. No notice is required to move. Your move in starts the 1st day of the month and your move out is the last day of the month.

b. If you want to stay long term but prefer not to have the commitment of paying last month’s payment and not have to worry about 2-month notice....No problem!

This is also a "No Last Months Payment Option" too. You pay month to month. We ask that you pay an additional $50 to $100/month until your move out date. No notice to move is required.

So if you're just arriving to the area and need to figure out a few things before making the commitment this is a great option for you.

Here is an example of this payment option..

You would like the $450 room. You pay $550 per month each month until you decided to move. Your payment starts the 1st day of each month and you move out is the last day of any month you choose without giving notice to move.

2. The Last Month’s Payment Option (First and Last):

This is the option where you pay first and last month payment AND you give 2 months’ notice to move. (Don't worry we make it easy and we give you an easy to read list to refer to!)

SO here are 2 examples of this option...

a. Two Month Only Stay with "Last Months Payment".....

You get to figure out a bit of the area before you get an apartment or buy a house in the area or maybe your contract is only 2 months...this is a great option for you! You pay first and last month’s payment and move out 2 months later...so this will save you that extra $100/month. You know you only need a few months so you just let us know right away. We're okay with short stays like this!

Keep in mind we do not accommodate on a daily weekly or less than one month.

An example of this payment: You would like the $450 room so you pay us first and last payment which totals $900. If you can't afford the entire amount as soon as you know you are moving in, it's okay...let us know. Usually last Months payment is due the day you know you want the room so basically right away. The First Month payment is due on the 1st day of the 1st month that you're taking the room. Some people get it out of the way and pay it all at once as soon as they know they are moving in. If you can't we are happy to many payment arrangements with you!

In this case we already know that you're only staying the 2 months so your 2 month's notice to move is accepted the day you pay your last month’s payment. You move 2 months later! It is always from the 1st to the last day of the month.

b. The Long Term Stay/Permanent Stay (Two months and longer)

This option is the majority of people that stay with us! They make our home their home while on a contract or saving money or waiting to move into a rental or buy a home. We welcome snowbirds too!

If you would like to stay long term you are welcome to use the First and Last Months Payment Option. If you choose this option, we will need a 2 months notice for your move at the 1st of any given month. If you want to save a bunch of money and/or downsize and/or you need a secure home while going south or if you're on a long term contract or you are placement for school or going through a separation or maybe you're doing some post graduate level studies or you want to live here longer term with no set date to move this option would work great for you!!

You apply your last month’s payment to the last month of your stay. You don't always know that date. If you do please let us know! If you don't please give us 2 months’ notice to move so we can let people know it's available again!

Some payment examples: You want the $450oom. You pay your first and last month’s payment. ($900). You want to move for Feb 1st. You tell us on Dec 1st. Last month’s payment is applied to January.

DON'T WORRY we send you an entire 12 month list of the dates for each month so you don't have to be concerned about figuring out the notice dates!

Remember giving us notice helps us to plan our budget and offer an affordable stay to the next person needing a nice place to call home!

We sometimes lower your monthly payment by $50 to $100 if you are staying one year or longer or if you are a snowbird style stay.

ABOUT THE LOCATION We are on Hall Ave only steps away from Riverside Dr! It's in an Historical area of Windsor! Super close to the Detroit River with gorgeous view and trail system to enjoy!!

Nice neighbourhood, awesome neighbours, borders The Riverfront Trail and Walkerville area. Peaceful. Sophisticated. Owner occupied too!

If you enjoy city life and older neighbourhoods with an artsy flavour you'll love this renewed part of Windsor, Ontario. Homes all built in the early 1900's offering character and charm. (Old floors, old doors, all original, very simple, not suburb like)

Located steps from the Riverfront Trail and local pubs, cafe's, markets, vintage stores and surrounded by the rich ethnic flavours of Windsor's years AND years of growing diversity. We were multicultural before the word existed!

On google maps our city has labelled this Walkerville. The social history of Walkerville is based on Hiram. Walker.. The social history that borders the original Walkerville area is different and continues to be an area of riich historical diversity, mixed socio economic backgrounds, playgrounds, corner stores, hidden foods markets, small thrift stores and very simple and non trendy vibe.

TRANSPORTATION INFO On convenient bus line: Crosstown 2 and Walkerville 8. BUT we also have awesome bike trails on our neighbourhood streets!

Very close to Walker Rd bringing you the 401. Super close the the Bridge and Tunnel bringing to the USA. Super close to beautiful Riverside Dr bringing you to one end of the city to the other.

Super close to VIA rail Close to Greyhound bus too! 5 km to the University of Windsor

Close to downtown, the Market District (AKA one of the The Forgotten Neighbourhoods) and borders the Olde Walkerville area.

WHO ARE WE & WHAT’S OUR HOME LIKE We are a family home that have shared for years…at least 30 years now!

We are not a business nor are we landlords we are simply a family home that has a super cool set up, we naturally like people to feel good about their journey, we believe that affordable stays should not mean you sacrifice important things like health, safety and peacefulness and we would love to share our home with you!

We get it! We have been sharing space for years!

People who stay with us are here for a while sometimes looking to buy a house, get an apartment or have moved to the area for contract work. Our home is for those interested in a long term stays .

For many years we have shared our home with working professionals, post grads, students doing their work placements, trades people, faculty members, people new to Windsor ...new to Canada, the young, the old, the rich, the poor and we even invite the world travelers like snow birds to make this their home too! Different cultures different religions.

PRIVACY We offer privacy which includes a no guest policy. You won't have housemates having visitors and you will not see people coming and going either!

PARKING Parking Available (3 spots in our alley area) No permits and FREE. If you ride a bicycle that's awesome too! We have a locked garage to store your bike.

FOOD Food is not included but please help yourself to toast for breakfast, muffins, cookies, fruit in our shared family basket...we always have morning coffee available and tea too!

AIRBNB Since we have had this life style the world around us has introduced Airbnb. AIRBNB is not something we do...we encourage you to find a licensed bed and breakfast if you are needing a short term stay.

WHY SO QUIET WITH US... We cater to people who are busy doing things, like working full time, placements, doing full time post graduate level studies or retired and busy doing meaningful things. So you'll always find it peaceful and quiet after work time and on your days off. You won't have room mates having visitors and people coming and going either!

AND A GREAT NEIGHBOURHOOD.... Within steps of the Riverfront Trail offering a 5km trail along the waterfront, super close the the Market District (aka the Forgotten Neighbourhoods) offering a wonderful introduction to some of Windsor's ethnic diversity. It's a nice walk offering barber shops, random second hand stores, lots of produce markets, meat, fish, bakery and even fresh bread made right in from of you! If you love trendy and artsy you will find only a few steps to the East of us an area called Olde Walkerville offerng lots of popular local restaurants, theatre and some local art galleries.

THOUGHTFUL CLARIFYING NOTES... Want drama-free? here are some things that help us provide a peaceful tranquil home.... If you lead a busy life outside the home please get in touch with us. If you are in the process of looking for work or volunteering please connect with us once you have established your schedule! We find people who are busy outside the home on a regular basis are a perfect fit for our space and our roommates like that too! Working, volunteering or in school full time is perfect for us! This also helps keep our costs down which allows us to keep sharing with people needing an affordable great place to call home.
