Residential Property Manager - Realtor Licence not Required but Realtors/Real Estate sales person may apply as well.
Responsibilities:
- Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
- Negotiate and enforce lease agreements and other contracts with tenants and vendors.
- Provide excellent customer service to tenants, addressing their needs and concerns in a timely manner.
- Handle administrative tasks such as filing, record keeping, and data entry.
- Conduct regular inspections of the property to ensure it is well-maintained and in compliance with regulations.
- Market available units and show properties to prospective tenants.
- Coordinate repairs and maintenance with contractors and vendors.
- Oversee rent collection and ensure timely payment from tenants.
- Maintain accurate records of income, expenses, and vacancies.
- Utilize property management software or CMMS (Computerized Maintenance Management System) to track work orders and maintenance requests.
- Build and maintain positive relationships with tenants through effective communication and problem-solving.
Requirements:
- Proven experience in property management or a related field.
- Strong customer service skills with the ability to handle tenant inquiries and resolve issues professionally.
- Excellent administrative skills, including organization, record keeping, and data entry.
- Sales skills to effectively market available units and attract prospective tenants.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) for documentation and communication purposes.
- Knowledge of property management software or CMMS is preferred.
- Familiarity with customer relationship management (CRM) systems is a plus.
- Strong attention to detail and ability to prioritize tasks effectively.
- Ability to work independently as well as part of a team.
