BACKGROUND:
Belize Teak Ltd. (BTL) is a Belizean Company that has been working in the country planting Teak and Tropical Hardwood trees and Cacao trees for the export market. BTL owns all those pieces and parcel of land, structures and utilities being 299.12 Acres of land located near Machaca Creek Area Ref. #54/96, Commission of Lands Survey Entry # 3153 Reg #14, Dated Sept 17,1997, in the Toledo
District, Belize, C.A. 12 miles from Punta Gorda, Belize.

80 Acres are planted (14 to 16 year old) Teak and another 40 Acres (4 to 7 year old) mixture of Mahogany, Rosewood, Spanish Cedar Hardwoods. Approximately 52 acres are planted with Cacao (0 to 4 year old) and this year we will plant another 1600 Cacao trees, which will be planted interspersed with the Spanish Cedar and approximately 130 Acres are still Jungle and waiting for Clearing and Planting.

A Nursery exists on the Plantation and living quarters for the workers and their families. The Machaca Creek provides an abundant supply of water for irrigation. The Plantation is well maintained by a crew of 5 Workers and a Resident Manager (American Tropical Botanist). Potable water from the city. Solar and generator for electricity. Electricity available at Machaca Outreach, less than 1 mile away. New bridge and road allow all year motorized access, including big construction trucks.

SALE OF THE BUSINESS
BTL is not profitable today, as it has little revenue, but last year we have had some production of Cacao , which has been sold to a local buyer at a good price. Also we used some of the production for seeding, cloning, and to test the fermentation and drying of seeds. We have been very pleased with the quality of the Cacao produced, and two chocolate factories have given us good marks. We have connected with Maya Mountain Cacao who are interested in buying from us either the wet cacao or the dry finished product for their exports to the USA. We started this year to sell the final product(dry cacao) at $2.28 BZ / pound, which is very close to the market price of the Chicago Commodity Exchange in USD/Kg. We expect that in the next year or two most of the 3 year old acres will become productive. We expect an initial production of 1000 pounds/acre, as they mature in a few years the trees will be at their best, achieving 2000 pounds/acre as seen in well maintained Cacao Farms. Which would take us to additional income of $118,000USD per year (at today’s price) for the 52 acres of existing Cacao and could increase income by planting the remaining 128 acres.
We have a budget for the current year of a total of $52,000USD of expenses.

The Shareholders of BTL (two Canadian private citizens) are constantly expanding the operation, but this year, for personal reasons one partner wants to sell, and the other partner must sell because he could not support the project by himself.
Buying this already registered and set up, fully functioning Incorporated Business in Belize including its Shares and Assets, has its advantages. This is a Great Investment Opportunity and a Great way to escape to the Tropics at the same time.

Have not made the estimated calculation at $1800USD/cubic meter because this is only for logs that have past the 30” diameter level, just give it time and the 30” will arrive.
- 52 acres of newly planted Cacao, average age 2-3 years $100,000 USD
- Equipment: 2 tractors (different sizes: 20 hp , 90 hp), ford f150 4x4, sheds, container for storage of Cacao and lumber, portable band sawmill to process lumber on site, 2 trailers, power washer, generator, chain saws, and other small tools and spare parts

RETURN ON INVESTMENT
•Capital Gain on the land in the medium term. The current raw land price is below world market values. Equivalent land in Costa Rica, Panama, Paraguay is valued at 4 to 5 thousand USD per acre. A new highway is being built to connect Punta Gorda to Guatemala. And farms with more than 100 acres are becoming scarce as the land gets subdivided.
•Undervalued lumber. The value of the lumber has been estimated very conservatively, and will be higher, and it grows each year.
•Diversification of portfolio for investors in Agriculture and Agro-Forestry in a developing country.
•Long Term Capital Gain. The development of the remaining 150 acres of productive farm will increase the total value of the Company.
•Cacao production in the next few years and lumber sales will pay expenses and produce a surplus.
