The suite will be available for May 1 or potentially a week earlier than that. The suite is getting a professional clean on April 26th before occupancy.

The legal basement suite was recently completed in 2022 and it features a separate entrance, electric and heating. There is lots of storage and space within the suite and it is the entire bottom floor of the house. Attached are photos of the suite including the separate entrance and gravel parking spot. Lots of room on the walkway in to grow planters. We are also located right near Glenrosa Elementary School and across the street from the bus stop.

The Basement is unfurnished, complete with fridge, electric stove, microwave, dishwasher, full size washer & dryer. Off street parking for 2 vehicles plus on street parking. Mechanical room for extra storage (15x15 room). There is the option to install an electric Car charger (40A) as well.

Damage deposit is $1050. Electricity is additional (separate meter) average $50-75/month. Access to the upstairs wifi is available, if you wish to have your own internet it is your cost.

Perfect for 2 individuals or a couple. Ideally, we can find someone to fill the suite that will be a good fit with the tenants who are upstairs. Long term tenants are ideal. The upstairs tenants are young professionals and keen on all things outdoors.

Pets can be negotiable and subject to a pet specific damage deposit. Pets are dependent on breed due to the fact there are already pets on the property. The animals must meet and get along to be considered for tenancy.
