Introduction:

We are seeking proposals from experienced cafe operators to lease and operate a cafe in our prime commercial space located at 520 King. This space presents an excellent opportunity for a sophisticated cafe concept that will complement our existing tenant base in the building and surrounding area and attract a new customer base.

Background:

Located in the lobby of 520 King, an 8 story office building in the core of downtown Fredericton. This space was fully renovated with a neutral and clean aesthetic in 2023 and is fully equipped to provide a rare turnkey opportunity for a new cafe to take over. The cafe will be the only food service on the block which also includes the neighbouring 140 Carleton office building, the foot traffic from the Brunswick Street parking garage, what will be the neighbouring Justice complex and new Performing Arts Centre. The space was formerly occupied by the Happy Baker since that time a door was installed in order to allow full access to the outside and not only through the lobby of the building.

The kitchen does not allow for full ventilation but does include a fridge, freezer, refrigerated display case, commercial sink and dishwasher and prep area. Lease Terms

Rate: $16 per sq ft + $12 (utilities) per month. However we are very open to a reduction in rent as this is an amenity to the building.

Term: 5 year term.

Scope of Work:

The selected cafe operator will be responsible for: Running a cafe/coffee shop with a light breakfast and lunch menu

The owner/operator will be fully responsible for managing day-to-day operations including staffing, inventory management, customer service, and marketing efforts to drive foot traffic and revenue. Ensuring compliance with all relevant regulations, health and safety standards, and contractual obligations.

Any design and brand changes must align with our brand and enhance the overall appeal of the building and must be approved by the landlord.

Proposal Requirements:

Interested parties are requested to submit a concept proposal that includes:

Company background and experience in the food and beverage industry, specifically in operating cafes. Concept and design ideas for the cafe space, including decor, ambiance and brand.

Sample menu

Operational plan outlining staffing structure, hours of operation.

Marketing and promotional strategies to attract and retain customers.
