Private Mortgages: We Don't Say No! No Extra Fees

There are no middlemen on our mortgages. We do not ask for broker fees or lender fees or points, and there are never any hidden costs or fine print. All you pay is normal legal costs. This will save you thousands.

All the fees charged by other lenders and brokers actually increase your effective interest rate. If you have to pay $5000.00 fees on a $100,000 mortgage, your interest rate is actually 5 % higher. Because we don't have extra fees, our rates are considerably lower.

If you have equity in your property (home, condo, farm, recreational, etc) we will try to make a loan offer that works for you.

When we have the information, we will send you a written loan offer for your review, with no obligation or pressure.

We are a private lending group of retired Albertans lending for at least 25 years. Our mortgages are on property throughout Alberta as well as in BC, SK and Nova Scotia!

Our mortgages can be paid off any time if you decide to sell or refinance.

We usually loan up to 3 year terms with the right to pay out at any time, so you won't have to worry about constant yearly renewals with more fees every year. After 3 years we usually renew, with no charges.

Not being a hard money lender, we haven't had a foreclosure in more than 5 years.

We loan on all types of property and have many years experience with farm loans.

Location, address and description...house? farm? commercial? condo? acreage? 2. Present value? 3. If this is a new purchase, what is the purchase price? 4. if a new purchase, how much down payment do you have? 5. If you already own it, how much do you owe on it? 6. How much do you want to borrow?
