GAS STATION FOR SALE, Profitable CANNABIS and Convenience store

Over 98% of the gas stations in Ontario are not profitable any more due to:

1- Inflated high gas station prices based upon fake projected sales by agents/investors 2- Opening of new gas stations every ware by investors/agents 3- Re-opening of close down gas station by Agents/ Investors (Renovated gas stations) 4- Low gas profit margins; Gas stations on consignment (Pioneer, Ultramar, Mobil etc.) contracts sell gas at very low gas prices which gas stations on Buy and sell contracts can not compete. The commission on consignment gas stations are very low.

Now, sellers are adding things like CANNABIS, Food outlets etc. to justify the extremely high gas stations prices. BUYERS need to understand that they are paying HIGH GAS STATION PRICES but they are not making profit due to sale of gas or business being a gas station. if gas station profit is coming from CANNABIS, or Food outlet then WHY BUYERS PAY MILLIONS OF DOLLORS in purchase of gas station. BUYERS should purchase a CANNABIS store or food outlet, which is EXTREMELY low investment as compared to gas station.

BUYERS may come across this argument that GAS STATION brings customers in the store to purchase other commodities. This is a WRONG argument because:

Firstly, everyday MORE CUSTOMERS ARE PAYING AT THE PUMP, they do not even GO inside the store.

SECONDLY, it is too much money to purchase a gas station just to increase inside store sale.

WHY NOT BUYERS Purchase CANNABIS store, FOOD OUTLET, or any other store with a lot less investment???

THIS IS SOMETHING FOR THE BUYES TO THINK ABOUT BEFORE TAKING OVER MILLIONS OF DOLLARS MORTGAGE LIABILITY IN PURCHASING A GAS STATION. Buyers, can make more profit by simply purchasing an independent store with lot less investment???

Buyers make a diligent decision, after evaluating all the pros and cons.
