Fully Winterised 2018 40ft. Salem Villa Estate RV Park model with loft bedroom. Clean and spacious, 8ft ceilings in main living area. Full bedroom, Queen bed with storage below and above, full wardrobe and full sized dresser with extra storage above. Full bathroom with full sized shower. The shower is brand new and never used. Propane stove and oven. Propane furnace. Electric/propane 10 gallon water heater. Central vac. Ample amounts of storage. We removed the electric fireplace and utilised the wasted space behind it for more storage and installed the wood-stove for a better and cheaper heating source. The wood-stove burns very hot and helps keep the trailer very warm and dry through the damper colder seasons.

-Fully insulated skirt -75ft heated water line (no leak, no freeze guarantee, self regulated temperature control) -Fully insulated vinyl window tarps -Wood-stove (installed this past October) -Slide-out covers to keep the snow and weather off of the slide-outs, helping keep the trailer warmer through the winter months(these can be seen in the outside photos)

What's included?

-Full **Extended Warranty until 2029 on everything mechanical with a deductible of only $50-$100 per claim. This warranty is very easy to use and without hassle as small issues have been claimed already. This covers anything mechanical that is not permanently attached to the trailer. This covers the fridge, microwave, stove, air conditioners, furnace, water heater, slide out motors and hydraulic pump, slide out seals, leaks on the waste water and septic holding tanks, water pump, certain aspects of the axle system and braking system as well. What is not covered; floors, walls, cabinets, ceiling, roof, frame, lighting. This warranty can be used nation wide in Canada and the US at any RV repair centre. **There is a $50 transfer fee and will be covered by the seller if the buyer pays a fairly negotiated purchase price for the trailer. This is a $5000 value! -Everything noted above in the add-ons -6 x 30lb RV propane tanks (full and ready to use, 5 tanks are only 2 years old with 8 years left until expiry) -2 oil electric space heaters, 1 infrared space heater, 1 small electric space heater (loft bedroom) -Dehumidifier (2 years old) -Dicor roof sealant and 1" roof track molding -misc. maintenance supplies -50ft septic drainage line and accessories

All water lines, traps and tanks have been winterised with appropriate non-toxic anti-freeze. Water heater has been drained.
