1 Room in Walkout Basement Near Conestoga/Doon/401

I have one bedroom for rent in the basement of my bungalow. I am looking for ONE person, (NO couples, NO friends sharing the room, please don’t ask). You will be sharing the basement with one other person (female).

The basement is a finished, furnished basement, which contains a large living room with a 75” TV that includes free cable TV and Fire TV. It is a walk-out basement, so you can enter and depart the house through either the main front door upstairs or the walkout basement door downstairs (your choice). There is a triple-car driveway at the front of the house (you are entitled to one spot), along with a walkway leading from the driveway to the back of the house, both of which are extremely well lit, concrete and heated (nice in the winter).

Free laundry facilities are also located in the basement, which would be shared laundry facilities between all 3 people in the house (you, the other basement tenant, and myself – I live upstairs). There is one bathroom in the basement that would be shared by you and the other basement tenant (although there is also another bathroom upstairs that you could also use if you wish). You must provide your own linens (bath towels, etc.). In addition to your bedroom, you (and the occupant of the other basement bedroom) would be responsible for keeping both the basement bathroom and the basement living room clean as you would be the only ones using it (I have my own living room and en suite bathroom upstairs--so there are 3 total bathrooms in the house).

Your bedroom is mostly furnished, although if there are items that I provide that you don’t want in the room, I can remove them prior to your move-in (for instance, if you prefer to bring your own bed or your own mattress, that’s fine). Here are the items that are provided in the bedroom:

• a Queen sized bed – must provide your own bedding. • end table • full-length mirror • work desk with leather office chair • 3.3 cu. ft mini fridge • free hard-wired (ethernet) high-speed Internet connection (there is also free high-speed Wi-Fi throughout the house) • shutter blinds • touch screen keypad deadbolt lock on bedroom door for privacy and security

As listed above, there is a mini fridge in your bedroom for your convenience. In addition, the basement living room also contains a full-sized fridge, microwave, toaster oven, upper & lower cupboards with counter and sink, coffee maker, kettle, and blender for even more convenience. The main kitchen is located upstairs on the main floor, which is a shared kitchen for everyone. The kitchen contains another full-size fridge, oven/stove, dishwasher, microwave, and toaster oven. You are responsible for all of your own grocery shopping, food expenses and cooking. There is also a raised deck out back on the main floor with a barbecue if you ever want to barbecue.

I am located on Frontier Drive near Conestoga College Doon Campus. It is a 5-minute drive to the college and the 401. One parking space is available in the driveway at no extra cost. The nearest bus stop at Frontier/Thomas Slee is only a 1-2 minute walk from the house.

RENTAL DETAILS:

• MONTHLY RENT: $900/month. This includes hydro, utilities (gas and water), laundry facilities, free Wi-Fi, and parking. • A signed rental agreement is required along with the 1st month's rent to hold the room. • Monthly rent must be paid in advance no later than the first day of each month. I do NOT require an up-front security deposit or the last month's rent in order to sign the lease. • Absolutely NO pets allowed, NO exceptions. • NO smoking of any kind permitted inside the house. The cultivation of cannabis is also not permitted in the house. • GUEST POLICY: No overnight guests except for rare exceptions that are first approved by the landlord. If you want to have friends or family over to hang out during the day or in the evening, by all means that’s totally fine! These should be people that you know well, though, NOT people you have only recently met. This is not the venue for Tinder dates or hookups with people you’ve met online. I would suggest getting a private apartment for that, not renting a room in a shared house.

You MUST be a clean, responsible person – the type of person that voluntarily cleans up after yourself 100% of the time and never needs to be told.
