Conditions for rental of basement room (s):

Rents: CAD$900 per month (for a single room/single occupancy) to be paid on or before the 1st of each month. Rents will be prorated and paid together with the upcoming first month’s rents should the tenant move in anytime within a given month. First and Last Month’s (Week’s) rents required. For Contract Workers: $250 per week to be paid on/before moving in.

Duration: May 1, 2024 – June 30, 2024

Utilities: Included in the rents (for single student/short term renters) subject to review should there be a disproportionate increase from current baseline (for example, should any of the utility bills doubles, triples or quadruples). Long-term renters will pay one-third of total Utilities, Water and Sewage, and Enbridge Charges

Occupancy: Single occupancy per room expected.

Visitors: For student/single occupancy tenant for whom rents is all inclusive, the Landlord shall be notified of any visitor(s) who plans to spend a couple of days in the premise. No visitor will be allowed to stay more than 5 days (total) in a month (or 2 days a week for weekly renters) without prior agreement between the landlord and the student/single occupancy tenant(s). For any visitor who spends more than 5days (total) per month (or 2 days a week for weekly renters), there shall be an additional CAD$ 50/week for utilities to be paid by the tenant.

Internet: Shared. Landlord will provide Wi-Fi password to tenants

TV: There is a TV with basic cable.

Kitchen/Washroom/Living area: Shared with another tenant and possibly Landlord (in the case of students/single occupancy tenants). However, Landlord rarely uses basement, except for intermittent access to storage areas and for weekly inspection of the basement shared facilities.

Kitchen comes with pots, plates, cutlery, a fridge, stove, microwave, coffee maker, and micro-oven.

Laundry: The Landlord shall open the shared laundry room from 1900 hours on Fridays and have it closed by 2230 hours on Sundays. If this schedule does not work for the tenant(s), Landlord and tenant(s) shall mutually agree on another convenient time.

Other conditions:

No smoking, no drugs, no partying, and no pets allowed on any part of premises, and no visitors allowed except with prior permission from Landlord with applicable conditions as stated above.

The Landlord shall visit the basement once per week for inspection of shared facilities

The tenant(s) shall be responsible for any damages to the property during their tenancy.

The basement is fully furnished, and you are only expected to bring your clothes and sheets for the beds. There must be an agreement between the tenant and Landlord for any furniture to be brought into the basement.

Cleaning: Each tenant is expected to clean after themselves. The Landlord shall inspect the shared facilities once per week to ensure they are kept clean enough for everyone. For student/single occupancy tenants, should you require the Landlord to clean the shared area every 1-2 weeks, it can be arranged at an additional $50/week.

Parking: Not guaranteed, can park on the streets (but may risk getting a ticket, especially during winters). There is however one parking spot that tenants can share on a first come first serve basis - Whoever arrives home first on any given day, gets to park on the spot.
